The Lower Shore Land Trust
People who move to the Eastern Shore often do so because they have discovered what many generations here already enjoy: a rural community with wide open spaces and an abundance of natural beauty. Kate Patton is the executive director of the Lower Shore Land Trust which works to preserve those qualities for future generations.

The Land Trust believes that our natural resources are an integral part of the Shore's lifestyle and economy. The involvement of community partners like the Rural Development Center, local county governments, the Maryland Coastal bays Program, and other environmental groups, is critical to the success of the Land trust.

Over 20 years the LST has developed a strategic conservation plan. They work with individual landowners to find the programs best suited to their needs and concerns. One is Maryland's Rural Legacy Program which protects traditional farmland and open spaces from development. The philosophy is that this is an investment in rural communities, their economies, and valuable natural resources.

Property owners can use easements to help protect the value of their property and lessen some tax burdens. But the real value of these programs is their ability to help preserve wildlife habitats and some family farms.

Once a property has a permanent easement on it there is ongoing work to make sure that easement continues to be honored. Some property has partial restrictions that allow for some changes. The Land Trust assists landowners understanding the easements attached to their property and how to work within them.

The Land Trust also has programs and events that help educate the public about environmentally responsible land management practices.
